Prime Residential Areas Are Spreading Out

According to a report by CBRE prime London is spreading at a rate of 125 metres per year, forming a ring around super prime residential areas such as Mayfair and Knightsbridge. The rise in £2000 psf properties is no doubt a contributing factor as they are now spreading out at 350 meters each year.

As £1000 psf prices become more common the typical prime London residential areas will spread to locations such as Vauxhall, Battersea and Southbank. The report by CBRE went on to say “We envisage areas that are undergoing substantial redevelopment, such as Paddington and Earls Court, which have products tailored to a very high standard, could reach averages of £2,000 psf within five years”.

Rather than view this as another obstacle in purchasing a property in London, the findings of this reports should be used to seize an opportunity. Identify investment opportunities in the areas that will go on to fetch good prices per square foot, many of these areas will undergo regeneration therefore development and investment opportunities will be common.
